Project Details
Launched along side the conversions of the recently acquired Somerfield stores this project, a conversion of the old Mansfield Woodhouse Co-operative Supermarket and petrol filling station, presented many programming and management challenges from the early tender stage until completion.
The initial tender process required several visits to the existing store, utilising our extensive retail experience working along side the project Architect, Engineer and Client Agent to build a schedule of required works. The focus was on detailed programming and sequencing of the numerous trades to ensure the 13 week maximum programme time was not compromised whilst remaining within the budget. Within the programme, the ability to incorporate a high level of variations was seen as a prerequisite of the project team.
To meet these clear defined parameters the following was required:
•   The project was started early to suit the Morrison’s retail fit-out time periods, post construction phase.
•   Value engineering and Buildability issues were incorporated in to design team meetings to meet the client’s budget targets.
•   A team approach was developed at an early stage to break down any barriers
•   Integration of specialist subcontractor at tender stage to assist in the early development of the design and programme
The works included significant remodelling of the old store, a full Mechanical, Electrical and Refrigeration installation coupled with full Morrison Supermarket re branding, new bulkheads and ceilings, new roof coverings and terrazzo flooring works. In addition to the internal alterations the on-site petrol filling station was refurbished and reopened on a phased completion to allow trading to remain whilst the main works were undertaken. This required careful traffic and public safety management.
Following the successful handover of the project, on time and within the budget, our post construction ‘Customer Support Team’ was on hand to assist the new Morrison’s staff get the new store up and running. Our trades and subcontractors were also available to under take alterations to assist the specific requirements of the store management.
